Company Overview

DCIP Group is transforming a retired 340 MW natural gas power plant in Arcadia, Florida, into the state’s first fully integrated hyperscale and AI-ready data center campus. Our mission is simple: deliver reliable, efficient, and sustainable power directly to the industries that need it most.

Today, Florida is underserved in large-scale, mission-critical digital infrastructure. While Miami, Tampa, and Orlando host enterprise and colocation facilities, none are designed to handle true hyperscale demand. DCIP Group fills this gap with a unique asset: the only site in Florida expandable to 1 gigawatt of onsite power capacity, directly connected to the Florida Gas Transmission (FGT) pipeline and supported by 500 acres of expansion land.

This combination of infrastructure and location makes DCIP unlike any other data center development in the state. Our campus is strategically positioned in the Miami–Tampa–Orlando triangle, home to more than 15 million people, while also serving as a natural gateway to Latin America through Miami’s subsea cable connections. With inland positioning and existing stormwater systems, the site is designed for resilience against hurricanes and long-term operational stability.

Power and Technology Roadmap

- Phase 1: 1.5 MW operational today on FP&L grid power.

- Phase 2: 80 MW Tier III campus powered by onsite natural gas reciprocating engines (Hyundai 20H35PFV or Wärtsilä 31GS), with full N+1 redundancy.

- Phased Expansion: Add 40 MW per quarter, scaling to 480 MW across the existing site.

- Future Growth: Expand to 1 GW across 500 acres with GE LM6000 aeroderivative turbines, delivering utility-grade economics at hyperscale.

Unlike traditional facilities that rely on the grid plus diesel backup, DCIP’s model integrates primary and backup power onsite. This bundled, resilient power supply allows tenants to stabilize long-term costs while meeting Tier III+ standards demanded by hyperscalers, AI developers, and mission-critical users.

Market Validation

The North American market has already proven the appetite for gigawatt-scale campuses:

- Vantage Data Centers in Wisconsin (1.3 GW planned).

- PowerHouse/Chirisa in Virginia (1 GW).

- Fermi “Project Matador” in Texas (up to 11 GW planned).

DCIP brings this proven model to Florida, where no comparable project exists. This positions Arcadia as the first and only hyperscale-ready site in the state.
